Owner's Rep? What's That?

In the business world, property owners use professional reps all the time. They may be called Project Manager, Facilities Consultant, or Construction Manager. A shoe company that wants to expand or renovate quickly realizes their expertise is in shoes, not design and constructing . In the past, that meant hiring an architect and contractor. But today, it's a little more complicated.

Sometimes, these entities work together, creating a conflict of interest. You don't know who to believe! Unfortunately, often a 3 rd party is needed to sort things out. What you may not know: you should have everything on paper--a contract and Contract Documents.

What are the "Contract Documents?"

Simple. The Drawings and Specs. When you put your project out to bid, this is what the contractors are bidding on. Drawings and specs.

Warning: If it's not in the documents, the contractor's price will be wrong! Brace yourself for alot of change orders on your project.

Change orders?

That's right. The contractor thinks of these as "My Growing Profit Margin." From the outset, one look at your inadequate drawings and specs, and the contractor knows he's gonna have a field day. Every item not covered by the Contract Docs means dollars to him.

As an Owner's Rep, I will take that element out of the equation. Then, the GC has to figure out his profit up front, when he bids. This forces him to keep costs down throughout the job so he can earn his profit, not start with a break-even or money-loss situation, and build up his profit later.
