It's the end of construction—why are you still
shopping for door knobs?...
... and faucets, and lighting, and kitchen counters? You shouldn't be! All these choices are made during the design phase
(II) , not during the construction phase (V) when it's too late! All
decisions are made on the drawings and in the specs, before
you even put the job out to bid. Can you say "Change Order?"
Apt Analogy: Can you imagine buying
a new car, signing the papers, paying for it, then watching as they
bring the car around and it's stripped to the chassis? Now, the salesman
says, "Okay,
I'm assuming you wanted some kind of steering wheel instead of this
circular piece of plywood... I've got plastic, leather, or you can
look at these catalogues..." He hands you a pile. You look
up and see 8 guys standing around you. "I
wouldn't spend too much time on this," he continues, "because Randy,
the steering wheel guy, is standing here with his team of experts waiting
for your answer. And if you can't answer now, they may not be around
again until next month." Panic time.
That's exactly what a lot of homeowners allow to happen.
Ridiculous.
The construction industry first tried to hijack the badly-needed
role of Owner's Rep by creating something called Construction Management.
In fact, giant contractors like Tishman or Trammell Crow
don't even call themselves General Contractors anymore, they call
themselves Construction Managers. But they still do the same work.
Now, they send out a "suit" to meet you instead of
a blue-collar guy. You're not getting independent leadership, since
he's not independent. It's just a fancy name for the same old same
old.
